Fixing what your EICR flags — and more

Most electrical repair work for Bristol landlords comes from one of two places: an EICR that's flagged something needing attention, or a tenant reporting a fault with a socket, switch or light fitting during a tenancy. Either way, the goal is the same — get the property back to a safe, compliant standard with as little disruption to the tenant and as little cost to you as the fix genuinely requires, rather than an excuse to sell unnecessary work.

At the larger end, a full or partial rewire is sometimes the right call for older properties with outdated wiring types, insufficient earthing, or a history of repeated small faults that all trace back to ageing cable rather than any one component. We'll always be straight with you about whether a property genuinely needs a rewire or whether targeted repairs will do the job safely for years to come — a full rewire is disruptive and costly, and we don't recommend it unless it's actually the right fix.

At the smaller end, day-to-day repairs — a socket that's stopped working, a light fitting that's come loose, a switch that's cracked — are usually quick, inexpensive jobs that we can often turn around on the same visit as a call-out or EICR, saving you booking a separate appointment for something minor.

Working around tenants

Repair work in an occupied property needs to fit around the tenant's life, not the other way round. We'll agree access and timing directly with the tenant or through you or your agent, and for anything involving downtime on power we'll schedule it for the least disruptive time of day wherever the fault allows.

Small repairs are typically quoted as a fixed call-out-plus-parts price; larger jobs like a partial or full rewire are surveyed first and quoted as a fixed project price, broken down by room or circuit so you can see exactly what you're paying for.

Frequently asked questions

Do I need a rewire if my EICR flagged issues?

Not usually — most EICR observations are fixed with targeted repairs. A full rewire is only recommended when the wiring itself is genuinely at end of life.

How long does a full rewire take?

A typical two or three-bedroom property takes around a week, longer if the tenant remains in situ or the property needs redecorating afterwards.

Will you fix minor issues on the same visit as my EICR?

Wherever possible, yes — it saves you a second call-out and gets the property compliant faster.
